1.Overview
The goal of rectification is not merely to pursue a “zero-scale” in the physical sense, but more importantly, to restore the house to a “safe stress range.” In the vast majority of cases, the house can be corrected to a level where no tilt is visible to the naked eye and fully complies with national standards.
Two, Three Levels of Correction Effectiveness
⑴、Visually imperceptible level (nearly 100% straightened)
Scope of application: Mild to moderately tilted (tilt rate < 5‰) residential houses, villas, or shops.
Effect: The tilt rate can be reduced to within 1‰. At this point, the sense of levelness on the ground is fully restored. Unless high-precision measuring instruments are used, no tilt can be detected by the naked eye.
⑵、SNI Standard Compliance Level (Authority Security Baseline)
Scope of Application: All rectification projects.
Objective: Must ensure the inclination rate is restored within the safety limits stipulated by Indonesian SNI 8460:2017:
Residential/Religious Buildings: ≤2.0‰
Factories/Warehouses: ≤3.0‰
Significance: Meeting this standard means the building is free from instability risks and can legally pass the annual SLF (Structural Reliability Certification) inspection.
⑶、Structural priority (severely dangerous buildings or special geological conditions)
Applicable Scope: Buildings with severe inclination (>15‰) or those located in landslide-prone areas such as Bandung and Bogor.
Strategy: We do not recommend forcibly pursuing absolute “zero correction.” For old or structurally compromised houses, excessive displacement during straightening may cause secondary structural strain.
Objective: The primary goals are to “halt foundation settlement, stabilize the structure, and prevent re-tilting.” Correction is stopped once within a safe range, ensuring the building remains stable and safe for its remaining lifespan.
Three, Why Not Blindly Pursue “Absolute Zero Deviation” in Indonesia?
Natural Micro-Vibrations in Soft Soil: Coastal cities (such as Jakarta, Surabaya) have active geological layers. Absolute “zero” is temporary, and there are natural minor fluctuations in the foundation due to groundwater extraction or seasonal changes during the rainy season.
Avoiding “Overcorrection” Damage: If a house has been leaning for many years, its internal components have already adapted to a certain stress state. Returning it to absolute levelness may actually cause unnecessary cracks in interior finishes or structural joints.
Cost-effectiveness and PracticalityWhen the inclination rate drops below 1.5‰, the human body’s sense of balance can no longer perceive it at all. Continuing the rectification would significantly increase costs while offering virtually no improvement in actual living comfort.
Four, Functional Status After Rectification
Door and Window System: Restored to smooth operation without jamming.
Drainage System: Re-established proper indoor and outdoor drainage slopes, eliminating flood (Banjir) risks.
Equipment Installation: Factory equipment foundations restored to level, meeting high-precision production requirements.
five, Summary: Acceptance logic for professional deviation correction
The purpose of rectification is to make the house last longer, not to chase a number. In Indonesia’s high-vibration, heavy-rainfall environment, “stability in rectification” is more important than “perfect straightness.”
| Building Status | Effect After Rectification | Owner’s Perception | Legal Status |
| Slight Tilt | Slope < 1‰ | Completely straight, just like new | Preferably qualified |
| Moderately tilted | Tilt rate ≤2‰ | Visually straight, fully functional | Complies with SNI/SLF standards |
| Severely dilapidated house | Corrected to safe limits + foundational reinforcement | No more shaking, visually basically level | Red alert eliminated |
