1.OverviewThe space is virtually lossless, even significantly expandable.
It will hardly shrink. Modern minimally invasive reinforcement technology is characterized by “precision, ultra-thinness, and high strength.” Standard reinforcement solutions can limit indoor space occupation to the millimeter level. If the renovation is for “adding floors” or “space reconfiguration,” your actual usable area will not only remain unchanged but may even increase significantly, achieving leapfrog value appreciation of the property.
II. Why is there “no perceived change in area” after reinforcement?
The materials and techniques we use are specifically designed for Indonesia’s dense building structures, minimizing encroachment on interior living space:
⑴、Carbon Fiber Reinforcement (CFRP) – “Paper-thin” thickness:
Carbon fiber fabric is only about 1.0 – 1.2 mm thick. Even with leveling layers and surface coatings, the total added thickness does not exceed 3mm.
Effect: For narrow Ruko stairwells or corridors, this reinforcement does not affect passage or furniture movement at all.
⑵、Micropile Foundation Reinforcement (Micropile) — Underground Work:
All reinforcement operations are completed below ground level.
Effect: After ground restoration, there is no change in the indoor clear height or horizontal area.
⑶、External Steel Reinforcement (Steel Bonding):
Ultra-thin, high-strength steel plates of 3mm-5mm thickness are used.
Effect: The perimeter of the pillar increases by only about 1 cm. This minor change can be easily addressed with decorative pillar wrapping (Pilar Dekoratif).
III. Special cases that may cause slight area reduction (and optimization solutions)
Structural area may only experience minor changes in extremely rare cases where the structure is critically fragile and requires “section enlargement” for survival:
⑴、Concrete Jacketing Method:
If the original column must be thickened due to severe earthquake damage, each side may be increased by 5-10 cm.
Countermeasure: We will minimize spatial loss by optimizing furniture layout (Layout Custom) or integrating closet and display cabinet designs to seamlessly blend the thickened columns into the surroundings.
⑵、Reinforcement of brick walls with steel mesh:
The wall may thicken by approximately 2-3 cm.
Effect: This is even less than the thickness of a baseboard, making it completely imperceptible visually.
4. The Real Highlight: Creating Additional Space Through Renovation
In Indonesia, many property owners have doubled their space through structural modifications:
Adding floors upwards or downwards: Increasing the usable space by adding entire floors is a fundamental method to enhance the property’s appraisal value.
Expanding underground space: In areas with limited ground space like Jakarta, excavating basements can add storage or private entertainment areas.
Balcony/external extensions: Using independent steel frames to extend terraces (Balkon) or semi-outdoor lounges from the original building’s exterior.
V. Comparison of Scheme Value: Area Perspective
| Foundation reinforcement | Mainstream Technology | Area Loss Rate | Spatial Effect |
| Foundation reinforcement | Micro-piles / Grouting | 0% | Completely imperceptible, with the ground restored to its original flatness |
| Beam and Column Reinforcement | Carbon Fiber (CFRP) | < 0.1% | No visual difference, does not affect furniture placement against walls |
| Seismic Resistance Enhancement %% Steel Mesh / Steel Encasement %% Extremely Minimal, Only Enhances Component Rigidity %% Floor Addition and Renovation %% Light Steel / Jacking | The area has significantly increased, directly boosting asset value. | ~ 0.5% | Extremely minimal, only enhancing the structural uprightness |
| Vertical extension renovation | Light steel / Jacking-up | + 50% ~ 100% | Significant area expansion, direct asset appreciation |
VI. Summary
“Land is money.”
Professional reinforcement: It’s a “refinement” of the existing space, preserving every inch of valuable commercial or residential area.
Extensive construction: May lead to unnecessary space occupation due to unreasonable design. %% Our solution will be deeply customized based on your Denah Bangunan (building floor plan). Expert Tip:
In the renovation of Ruko in Indonesia, if you are particularly sensitive to space, it is recommended to prioritize the CFRP (carbon fiber) solution. Although the unit price is slightly higher, the “zero space loss” and “renovation-free” benefits it brings often far outweigh the premium of the material itself by saving on commercial rental losses.
